North Palisade Partners LLC is a real estate development and investment firm focused on industrial and self-storage real estate in Southern and Northern California and select Western United States markets. The firm’s 2022 development pipeline consists of over 1.7MM square feet of industrial and self-storage space with a total value in excess of $600MM. www.northpalisade.com 


The Role: 

North Palisade is seeking a Manager of Development to join its Los Angeles office. The candidate will be a key player of the team and be responsible for conducting due diligence, securing entitlements, and leading development and construction activities for ground-up industrial and self-storage development in California and select western markets. The candidate will support all aspects of the development life cycle including review of due diligence materials, performing zoning and land use analyses, conducting market research, preparing investment memorandums, and securing project approvals and permits. The qualified candidate must be an initiative-taker, extremely detailed oriented, organized, process oriented and intellectually curious. The candidate will embrace our high energy, entrepreneurial, collaborative and small company culture. This position reports to the Senior Vice President, Development and will regularly interface with the firm’s Partners.


Responsibilities: 

The Manager will lead daily activities and have primarily responsibility in the following areas of the Development cycle:


Due Diligence: 

› Complete zoning analysis through thorough review of municipal code, general plan, specific plans, etc., as well as other agency groups 

› Analyze and document utility availability 

› Review existing and proposed site drainage 

› Coordinate and review geotechnical investigations 

› Coordinate and review Phase I and/ or Phase II environmental survey(s) Develop environmental remediation costs 

      -Understand environmental remediation process 

      -Understand environmental remediation timeline and impact to project schedule 

› Review existing leases, if applicable 

› Coordinate conceptual site plan development; iterate as needed 

› Coordinate ALTA / topographic survey 

› Secure and review Preliminary Title Report; communicate exceptions of concern which may impact ability to build 

› Develop preliminary development budget and high-level project timeline 

› Secure General Contractor budgets 

› Determine anticipated entitlement process through review of past projects and discussion with city officials and staff 

› Update budget and proformas 

› Present due diligence findings in detailed reports/ updates 


Build and maintain city/county relationships 


Entitlements: 

› Spearhead entitlement and due diligence processes 

› Manage and procure entitlement consultant team (land use, traffic, etc.) 

› Develop and manage entitlement schedule 

› Collaborate with city/ county officials to expedite approvals 

› Coordinate, attend and participate in public hearings/ meetings 

› Ensure all CEQA procedures are adhered to 

› Build and maintain city/ county relationships 


Pre-Construction: 

› Manage and procure design team (architect, civil, dry utilities, etc.) 

› Develop and manage pre-construction schedule 

› Monitor design team progress and plan check submittal dates 

› Finalize site and building design 

› Facilitate completion of Building Design Criteria 

› Coordinate contractor procurement, pricing, and bidding 

› Complete bid analysis in preparation for bid meetings 

› Work with cities/ counties/ agencies to expedite permitting 

› Participate in CDs development from CDs kickoff through Plan Check and Permitting 

› Review and finalize construction contract 

› Review and approve invoices from consultants/ vendors 

› Build and maintain city/ county relationships 


› Attend weekly job meetings and monitor job progress 

› Facilitate owner decisions in a timely manner to ensure best outcome while limiting spend 

› Negotiate utility connection with various agencies including relocations and costs 

› Review monthly contractor pay-applications and schedules 

› Develop relationship with bank inspector to ensure quick processing of pay applications 

› Build and maintain city/ county relationships 


Tenant Improvements 

› Review and comment on Requests for Proposals 

› Interact with potential tenant to determine tenant needs 

› Manage the design team, as needed 

› Manage TI project schedule 

› Secure TI pricing from general contractors 


Qualifications, Skills and Background: 

› Bachelor’s Degree required in the areas of Business, Architecture, Construction Management Planning or Civil Engineering 

› Advanced Degree in Real Estate or MBA preferred 

› 8+ years professional experience with industrial real estate development projects 

› Working knowledge of acquisitions, budgeting and underwriting 

› Excellent interpersonal, oral, and written communication skills; strong presentation skills 

› Initiative-taker with energy and commitment to work within a dynamic, collaborative and entrepreneurial environment 

› Strong MS Skills (Excel, PowerPoint, etc.) 

› Ability to multi-task and communicate effectively across stakeholder groups 

› Ability to build and manage strong relationships with key city/ county staff 

› Accountable to deadlines with ability to manage and prioritize work
