Position Overview


The Project Coordinator will be pivotal in assisting and providing support to the Development Manager & local partner in the acquisition, design, entitlement, permitting and construction of the company’s development projects in Southern California. This position will be “boots on the ground” and will work closely with the DM to communicate and coordinate work efforts with thirdparty consultants, project managers, contractors, architects, engineers, etc. on assigned projects throughout the region.

The Project Coordinator will work closely with the DM to prepare A&E contracts, as well as manage project schedules and budgets. The Project Coordinator will also collaborate with other key members on land acquisition, legal, finance and due diligence efforts for new development and redevelopment projects.

The Project Coordinator reports directly to the Development Manager.


Responsibilities


The Project Coordinator is responsible for assisting the DM in overseeing the delivery of development projects throughout their life cycle - including due diligence, site planning, acquisition, entitlements, and construction. Specific duties may include, but not limited to the following:


- Coordinate entitlement efforts through various jurisdictions for development projects including processing applications, CEQA analysis, permitting and assisting with public hearings.


- Co-manage and coordinate a team of consultants and contractors to timely implement the project goals and objectives including architects, engineers, general contractors, etc.


- Perform research on zoning and applicable development standards.


- Prepare, track, and maintain development schedules and milestones.


- Co-manage all budgets and proformas.


- Process requests for proposals from consultants for due diligence materials (i.e. soils, environmental, ALTA/boundary survey, native plant, cultural/archeological, drainage/hydrology reports).


- Issue contracts to various consultants, including engineers, architects, general contractors, etc.


- Prepare weekly reports to timely and effectively communicate project status updates with the company’s ownership and strategic partners.


- Attend weekly onsite construction meetings to manage and coordinate with general contractors to ensure performance and adherence to project objectives.


- Visit properties that have the potential for acquisitions or redevelopments.



Qualifications


- Excellent oral and written communication skills.


- 2‐3 years of professional experience in real estate, consulting, or the public sector obtaining land use entitlements for development projects.


- Strong working knowledge of Microsoft Office products including Excel, PowerPoint, Word, and MS Project.


- Ideal candidate will be an experienced and proven project management professional with an established track record of success; experience with CEQA is a plus.


- Experience in concrete tilt-up industrial product is preferred.


- Confidence to work independently yet within a highly collaborative environment.


- Excellent organizational skills including strong follow-through and multi-tasking skills within a fast-paced environment.


- Self-directed; takes initiative, proactively addresses problems, can work with minimal oversight, high attention to detail.
