Role & Responsibilities
Luminous Capital Management, a real estate investment manager based in Irvine, CA, seeks an acquisitions and asset management professional to assist with making and managing institutional-quality property investments and conducting various portfolio management
functions. The position will report to the Firm’s principals and functions will include:
- Underwriting real estate investments – primarily industrial and office property acquisitions
- Cash flow modeling, including DCF valuations through Argus
- Analysis of market data and trends to develop underwriting assumptions
- Identification and analysis of comparable sales
- Preparation of investment summaries, proposals, committee memoranda
- Conduct and management of due diligence processes
- Execution of transaction closings
- Assistance with transaction financing, including preparation of financing memoranda, providing lender due diligence materials, analysis of competing bids, and closing coordination
- Analytics relating to asset management – working with the portfolio manager, the professional will perform analysis relating to leases, capital expenditures, hold/sell analyses, and the like.
- Coordination of annual budget preparation for various portfolios, including working with the Firm’s principals to create property-level budgets and preparing consolidated portfolio budgets
- Managing portfolio functions including annual budget preparation, quarterly reporting, annual business plans, and investor communications
Required Background & Skills
The successful applicant will have a minimum of 3 years or more (3 to 5 years, probably ideal) of directly relevant experience within the real estate industry. A 4-year degree is required (business/economics major preferred); any graduate work is a plus. The selected candidate will have the following skills:
- Argus modeling and discounted cash flow analysis
- Extensive experience modeling real estate investments, including “waterfall” cash flows and carried
interest structures in Excel
- Capital and operating budgeting experience
- Strong writing and presentation preparation skills
- Team orientation, “extra mile” work ethic, firm culture contributor/carrier
- Ability to learn and grow quickly with an entrepreneurial firm
- Experience and relationships in Western U.S. property markets a plus
