2026 YPG Case Competition

Five teams will compete for the coveted CapRock Cup, proposing the highest and best use for a live site.

The Fairview Developmental Center (“FDC”) site is an approximately 95-acre redevelopment opportunity located in Costa Mesa, California. Formerly operated as a State residential care facility, the site is one of the largest remaining infill redevelopment opportunities in Orange County and is envisioned as a transformative mixed-use district integrating housing, commercial uses, open space, and community-serving amenities. Students are challenged to act as a private development and investment team and present a comprehensive redevelopment proposal to a joint Investment Committee review panel. The winning team will demonstrate the strongest combination of creativity, financial feasibility, market analysis, design quality, and investment rigor through presentations to a panel of commercial real estate industry leaders, City representatives, and NAIOP SoCal members.
