WHAT YOU CAN EXPECT:

This position reports to the Chief Operating Officer and will be responsible for providing the highest level of service and quality while expertly executing the lifecycle of projects from pre-construction through close out.  The Project Manager will be expected to maximize profits on each project.  This role will be responsible for creating positive relationships with the client, broker, and subcontractors to drive repeat and new business.  The Project Manager will be expected to drive a portion of the company’s revenue through business development and execute the projects awarded.


The Project Manager will handle the following direct project management responsibilities: 

  • Complete full project responsibility in all areas of construction and construction management.
  • Meet and/or exceed billing goals on each project.
  • Perform project pre-construction activities including, estimating, bidding, value engineering and scheduling.
  • Prepare and maintain realistic schedule and schedule updates alongside Superintendents.  Document and communicate schedule changes frequently with clients and project team members.
  • Responsible for excellent project quality by meeting/exceeding plan specifications, codes, and approved shop drawings.
  • Award and issue complete and accurate subcontracts on time.
  • Manage subcontractors and control scope of work.
  • Work with Accounting to review and determine payment invoices and ensure timely and complete payments.
  • Responsible for change order management.
  • Communicate frequently and in a detailed manner with clients and project team members to ensure project is executed at the highest level.  Promptly address problems and challenges and course correct.
  • Ensure project kick off is coordinated with field team and safety is upheld to the highest standard.
  • Understand projected financials and track progress.
  • Adept and very knowledgeable with preparing preliminary pricing estimates, value engineering, bidding, and proposing guaranteed maximum price.
  • Coordinate projects that are Design Build with the Design team.
  • Understand the difference in contract types and contract language.  Be able to identify contractual risk when negotiating project contracts.
  • Maintain accurate job cost reports including profit projections.
  • Identify scope inclusions and exclusions when bidding and awarding projects to subcontractors and vendors.
  • Efficiently host and run all OAC meetings and subcontractor/vendor coordination meetings.
  • Execute all preconstruction efforts including RFP and bid management and preparation of all required documents while coordinating with Casco marketing.
  • Train, develop and conduct performance reviews to include regular check-ins with all support staff assigned under your supervision

In addition, the Project Manager will be responsible for driving the following Business Development responsibilities:

Identifying and cultivating new clients and projects.

Developing and maintaining relationships with the following:

- Construction Managers

- Brokers

- Architects

- Landlords

- Manufacturers / Subcontractors / Vendors

- Tenants

Creating new opportunities by:

- Understanding which market segments generate the required margins, time to market, and branding opportunities and strategically plan to meet with the correct players and create opportunities.

- Discovering new revenue streams inside the market segments relevant to projects that scale to Casco’s area of expertise.

- Creating measurable and targeted bid opportunities.

- Identifying companies in growth phases and markets and develop opportunities.

- Identifying the decision makers in every prospective sale and develop a relationship.

- Contacting prospects through face-to-face meetings, phone, and email.

- Selling Casco services to prospects by presenting the company’s capabilities to the client by persuading the client to use Casco Construction and by answering any objections the client might have through creative methods such as showcasing current jobs in progress or introducing clients to the team, etc.

- Developing more negotiated work versus standard bid work.

- Working with marketing on all pre-requisites for vendor qualification.

- Directing, lead, or assist in sales presentations.


Pipeline management:


Work with the COO and Director of Business Development segments that may be opportunities for Casco to grow.


Identify and cultivate Casco’s specific brand and image to the market alongside the Marketing team.    


- Represent Casco professionally to uphold the brand reputation.

- Elevate the reputation of Casco through follow-up with past clients.

- Look for opportunities to elevate brand based on situational issues or “rumors”.

- Consistently sell the markets our capabilities so we do not get pigeon-holed into smaller or less diverse opportunities.

- Contact and maintain relationships with major accounts and continually check the pulse of their satisfaction regarding our services.

- Increase Casco’s visibility in the marketplace by attending appropriate lunches, happy hours, events, webinars, conferences, or other industry specific meetings.

 

Skills/Qualifications:

General

Must have adept knowledge of all principals of construction, methods, techniques, print reading, contracting and construction management.

Strong knowledge of Microsoft Office Suite to include MS Project

Strong knowledge and familiar with critical path (CPM) scheduling and fully capable of preparing and updating CPM schedules.

Knowledge of and experience with:

- Construction Law

- Lien Laws

- Safety Rules and Regulations – California

- First Aid/CPR

- General Contract Terms and Conditions

- Subcontract Terms and Conditions

- Company procedures and policies related to project management.

- Construction Management

- UBC Building Code and project specific codes.

- Tenant Improvement construction and project management

OSHA laws; must be OSHA 10 certified.

Time management

Incredible follow up.

Clear, concise communication skills that are malleable dependent on each situation and client.

Must have experience managing a team of at least two.

Highly organized

Numbers driven with attention to detail on tracking goals, KPI’s and profitability.

Highly skilled with maintaining and building relationships.  Must have the ability to quickly establish trust and develop a relationship with clients.

Technical

Technical knowledge of tenant improvement and specifics of construction

Technical, in-depth knowledge of construction tenant improvement pricing and the RFP process

Technical, in-depth knowledge of the scheduling of construction projects

Financial acumen


Experience and Education Requirements:

Must have 5 to 10 years of progressive Project Management experience.

Bachelor’s degree in construction management or similar field and/or equivalent experience

The US base salary range for this full-time position is $110,000 - $150,000 annually. Full time positions will be eligible for a full healthcare benefit package after 60 days of employment and a safe harbor company 401k match starts after 90 days of employment. Our salary ranges are determined by role, level, and location. Individual pay is determined by work location and additional factors, including job-related skills, experience and relevant education or training. Full-time is defined as regularly working 30+ hours per week.
