Our growth is prompting our search for a Commercial TI Estimator.

What you can expect:

The Estimator will work as part of the Project Management team and will report to the Chief Operating Officer or Director of Project Management.  This role will lead the bid process from initial bid phase to bid submittal, including communication with subcontractors in the Commercial Tenant Improvement environment.

 You will:

  • Analyze architectural, MEP, civil, structural, and landscape drawings, make material take-offs, obtain quotes from suppliers, and interprets specifications.
  • Prepare and provide detailed proposals and accurate bid packages.
  • Take projects from concept to completion of the bid / notice of award process, including a handoff meeting to the selected operations team.
  • Read, analyze, and interpret contracts, plans, specifications, construction cost data, and other contract documentation that is critical to identify project scope, risk, and opportunity.
  • Perform work breakdown structures, utilizing company database to identify project trades, vendors, and subcontractors.
  • Create preliminary master schedules as needed for RFP / bid response. All project budgets and bids will require a high-level schedule.
  • Review and analyze bid packages and contracts.
  • Prepare initial general conditions / requirements weekly rate for review by the Chief Operating Officer or Director of Project Management prior to bid / budget submission.
  • Maintains detailed and organized records of bid documents.
  • Create labor estimates for projects.
  • Attend meetings with subcontractors, engineers, and architects.
  • Maintain project involvement through the value engineering or target value design efforts.
  • Collaborate with the marketing team to determine bid submission requirements.
  • Provide high level ROM budgets to perspective clients, tenants, brokers, landlords, and project management teams.
  • Include budget comparison documentation for every budget or bid revision prepared.
  • Include a high level of detail when preparing formal bid responses.
  • Maintain an accurate unit pricing detail spreadsheet with current market conditions.
  • Ensure all client facing documents are our most current branded / marketing material.
  • Understand RFP requirements and provide clear documentation to address these requirements in the submission of RFP and/or bids.
  • Communicate frequently with vendors and customers.
  • Perform job cost analysis and assist in preparing projections.

The ideal Estimator will have:

  • Four-year bachelor's degree or equivalent experience in construction management (preferred).
  • Strong working knowledge of customary construction contract language and provisions (prime contracts, subcontract agreements, supply agreements).
  • Proven ability to read architectural blueprints and shop drawings.
  • Proven ability to extract all key data elements from contracts, and to establish processes and systems to ensure compliance with all contractual terms.
  • Experience managing all aspects of workflow and understanding project specs, construction documents, and perform complete window and door take-offs.
  • Experience AutoCAD drafter.
  • Advanced Excel skills.
  • Incredible attention to detail.
  • Ability to read and interpret construction documents.
  • Excellent written and verbal communication skills.
  • Strong software experience, with preference for working knowledge of MS Project, proficient in MS Office (especially in Word, & Excel), Adobe Acrobat PDF documents.
  • Good understanding of unit pricing, time management, and ability to multi-task.

The US base salary range for this full-time position is $80,000 - $120,000 annually. Full time positions will be eligible for a full healthcare benefit package after 60 days of employment and a safe harbor company 401k match starts after 90 days of employment. Our salary ranges are determined by role, level, and location. Individual pay is determined by work location and additional factors, including job-related skills, experience and relevant education or training. Full-time is defined as regularly working 30+ hours per week.
