Be the Expert on the Transaction Details:

  • Complete initial cash flow underwriting/analysis to support business developers’ prospecting efforts. 
  • Upon formal engagement, discuss target leverage, pricing, and loan structure with the transaction team.  Then complete the historic and pro-forma cash flow underwriting and conduct market research including submarket/trade area/competitor dynamics.
  • Master the transaction details – includes understanding the business plan, Sources & Uses, deal strengths and risks-mitigants, and the client’s experience.
  • Stay fully informed on the details of the assignment and lender competition through execution of a loan application.

Take Ownership of the Financing Package & Support the Placement Process:

  • Write a persuasive and thorough financing package…be the client’s steward in all aspects.
  • Effectively communicate on the client’s behalf - anticipate lender questions and concerns, address those in the financing package and/or the cover e-mail.
  • Deliver the package into the Capital Markets quickly (5 business days or less from receipt of the operating numbers).
  • Assist the Director of Capital Markets with capital provider follow-up (2 business days or less) to confirm receipt of the package. 
  • In conjunction with the Director of Capital Markets, answer all lender questions and requests for additional information immediately to create a competitive market for the client.
  • Assist the Director of Capital Markets in negotiations to meet the client’s objectives and maximize terms/structure.
  • Create and regularly update the lender matrix (on the day any feedback is received).
  • Communicate with the client, in coordination with the Director of Capital Markets, on the agreed-upon schedule for the specific transaction (weekly or as otherwise determined).
  • After execution of the loan application, manage the appraisal process to maximize the probability of a successful valuation and income conclusion.   

Intentionally & Consistently Grow Talonvest’s Capital Market Knowledge:

  • Discover new potential lending sources through Talonvest’s existing network of appraisers, clients, your business associates, Commercial Mortgage Alert/ other trade publications, and LinkedIn announcements.
  • Include at least one new potential lending source/relationship opportunity for the firm in every lender competition. 
  • Share updates to existing financing programs and new financing sources during the Team’s Capital Markets meeting; contribute something to every other meeting at a minimum.
  • Offer ideas to continually improve Talonvest’s warehousing of capital markets data and enhancing the accessibility and use of the information.

Be Quick - Act with a Sense of Timeliness:

  • Collaborate with teammates to achieve the shortest time frame possible from business development prospecting to formal client engagement to closing the assignment.
  • Respond to that which is urgent and important as quickly as possible.
  • Be timely in attending to the important, non-urgent items.

Communicate Consistently & Impactfully:

  • Ensure CRM pipeline information is accurate, up-to-date, and all loan details are captured so Talonvest can build a data warehouse of loan pricing, terms, and structure.
  • Provide timely internal communication so the entire team, including management, can effectively (re)prioritize activities.
  • In collaboration with the Director of Capital Markets, always ensure the client feels their deal is a priority and understands the progress being made.
  • Be effective at listening, understanding, adapting, and interacting with different audiences (capital providers, clients, appraisers, Directors of Capital Markets, Business Developers, Loan Closing team, and Management, et al).
  • In conjunction with the Closing Manager, create and manage the content of each electronic deal folder.
  • Be optimistic and solution-oriented!

Grow Your & the firm’s Industry Presence:

  • Attend relevant industry events (NAIOP, UCI-CRE, ULI, etc.)
  • Actively participate in an industry organization of your choosing.
  • Participate in Talonvest’s social media posts (LinkedIn, Instagram, Facebook) and share company posts on your personal page.

Underwriting/Transaction Details                 

  • Ability to audit/troubleshoot a client's model.
  • Understands their deals regarding the business plan, Sources & Uses, deal strengths, risks-mitigants, and sponsor’s experience.
  • Proactively stay fully informed on the lender competition on their assignments through loan app execution.
  • Command of and can articulate the most relevant, important details of their deals clearly.

Financing Package    

  • Initial draft of Package requires minimal edits and anticipates / addresses lender concerns, risks and mitigants.
  • Has begun to draft persuasive and concise cover emails for the CM Director's approval.
  • Demonstrates second-level thinking - Understands the ramifications of the package/market info on potential lenders.
  • Has the trust and confidence of CM Director regarding their understanding of the u/w fundamentals and drafting of packages.
  • Proven ability to support the deal team's professional communication with lenders and clients.
  • Keeps account, contacts, deal, and deal sources in the CRM 100% up to date on a timely basis.

Capital Markets           

  • Increased level of outreach to new and existing capital providers, updates in the CRM.
  • Sr. Analyst gives succinct recaps of viable new sources of capital 1-2x per month on team calls.
  • Actively participates in / schedules lender meetings at conferences (MBA), provides a recap of take-away value for the team.

Communication

  • Demonstrate an optimistic and solutions-oriented mindset consistently.
  • In collaboration with the CM Director, always ensure the client feels their deal is a priority and understands the progress being made.
  • Active listener with an ability to confidently interact with capital providers, clients, and internally.
  • Understands (and starts to recognize) potential deal issues early and assists in resolving the situation.

  • Understands and honors our customer service role, which may require after-hours communication.
